the unit I share with a few like minded petrol heads inc (jacko and righthooker off here) is 3500 square feet and costs us 520 a month split 6 ways

this was it before we moved the previous occupents crap out!!

Aparently you don't have to pay rates if you are not running a business form the unit.

Hobby usage or storage is different.

Definatly worth a call to the rates dept of your local council.

I got away with it for 13 years in a farm.

well i did av 2700 sqft was paying 450 month and rates were 3000 a yr and 700 water rates

lookin to units in notts a 1200 sgft unit rates they want 2 grand the rent Ł3500

its diffent where u live

i have 2500 square foot unit i pay Ł300 a months thats everything inc electric and water on ind estate in a big town.
i dont pay rates as its not a business

Heres ours an its REALLY dirt cheap, not exactly sure how much space we have exactly but you cant beat these EX Government munition factories


Heres the "Tidy" one






Thats when we first moved in, heres pretty much now







8 cars pretty much live in there, some are dragged out so we can work on others, decent office space too


Heres the "nasty" one lol, directly next door




Theres now 2 40ft containers in there now as an office and pool room

Theres an identcal one to the left of the bus, wi access points between the two, floor is full of dirt so we have a couple of scramblers in there to use as our own indoor motoX track


Full services, cafe on site, 24/7 scurity and all camera'd up too....


and the price .......... Ł175pcm between 5 of us




CHIP still has the best unit EVER tho

i should be hearing about the rates on the new one soon but the rent is 24k a year but it does have 2 ramps a 2 post lift a fully working body shop its been fully rewired with 3 faze and 240 with all new lighting and has a masive yard a 60ft steel container and a nice detached office

good thing is its just over the road from the boro stadium so i can rent the yard out as match day parking do you think the rent is cheep because looking around it seems to be alot for the money

Iam looking at a unit 5 mins from my house, its 1000sqft the rent is Ł202 per month and the rates are about the same. Iam just waitng for the fooookers to move out now!

mine is about 1400 sq ft.its Ł440p/m rent,Ł120 p/m rates,Ł40/50 p/m elec,and for a tap and a toilet its Ł40 p/m!

they are old buildings and very cold but the only place around here that will allow motor trade

thats what i think too as im going to start suplying performance parts to i thought it would be better to have a swanky place as it would be btter for customers and looks better for me but all thats in there head is bits of shite every where and ail and rubish if you are wanting to do valeting then you would do better as a mobile valiter that way you can also clean drives paths hoises and graffiti make extra cash when things are slow

the 'unit' me and chip have is good, but fuck me is it unpleasant working in there on your own at night

im not being a poof, its just one of the eiriest places to be alone in the dark and we know people have been breaking in on a regular basis in the past, never know who could be lurking in there, you wouldnt know until they crept up and wrapped a metal bar round your head
