Strange question maybe but does any body know the rough cost ratio for building a new house i.e so much per square feet that type of thing ??

And what kind of costs are involved in designers and the project managers ?

im not sure mate but i heard that when big companys build houses,that if you build and sell 2 the third one is profit.just what i heard not sure how true it is

Land is the expensive part.

Project management wise, depends if you have any experience in it and your only building one you could do it yourself. Although without any experience in the building industry I would advise against it as workmen tend to get fucked off big time if the required materials aren't there.

It's always best to get an architect to design every aspect of the house (obviously you can sketh what you want it to look like and they will take it to the next level). It will help with building regs/suppliers etc. I know of a few people who have handed over drawings on lined paper that have been done with a pencil and ruler

Architect's are very expensive but their work is worth it. Im not sure on project managers, on the last project I was on we were paying him £550 a week on a subcontract but i couldnt tell you how much a freelancer would charge just a normal person on such a tiny job.

Hi

As a rebuild figure for the SW for an average 100m2 house i use £893m2

Professional fees will be from 10-14% depending on the deal you strike (it should go down as the cost increases) you can be brave if you want but everybody will be at you from your partner, planners, building control, neighbours, builders etc etc etc.

my boss sells his bespoke house's for around £3000 per sq m2 but he does tell me that its over the top but from what i have seen they are well worth it ! not sure if this helps.

he does build one off house's thought.

Go to www.buildstore.com and try their build cost calculators

Bear in-mind that the material used for the exterior (block & render, random limestone, etc) has a big impact on the cost.

I work for an architects and we have our own house building company to.

At present a detached house can be calculated at between £80-£100/per sqft for a mid spec typical mass house builder spec. Obviously if you want better spec kitchens n bathrooms etc its going to go up slightly. U cant go far wrong with this estimate though.

Land is valued at roughly a third of what the house will be worth.
Houses around the £80-100/sqft build price sell for around £200-220/sqft

Banks want to see a return of about 22%. If your not borrowing money then mass house builders will work to 10-12% round here as land is scarce.

As been mentioned your always best getting an architect and specifying as much as possible. The less detail on plan the more the builder assumes and claims for during the contract.

Make sure the contract is set up for the work.. JCT Minor works usually fine. The contractor will give you the build price and they have to work to that. You can then penalise for delays etc subject to conditions.

£1000 m2 is what I use for estimating but that wld giv a very good finish using the best sub contractors I have heard figures as low as £550 per m2 but I guess it wld depend on Location

I wld say in London it wld be alot dearer than round here (Gloucestershire)
