im aftera guesstimate on putting a concrete base down for me garage

it will be about 4m x6m with a little slope at entrance

a rough idea would be cool just so i know what spec timber garage to put on it

min of 6" with steel meshin in base
if getting it delivered ring local concrete co and give them your measurements and depth and they will tell you how many sq mtrs you will need and price

 

this is exactly what im looking to do this year gus....if you search on google there are some really good quality timber garages for not bad money......i so badly wanna get the cossie in a garage

i dont think you need permission either ...2 of my mates have enormous sheds and they didnt get permission.
I'll have to go look again at the sites i was on and let you know the prices...obviously they vary a lot but its the usual get what you pay for scenario.

6m x 4m x 8"s is 4.8m2 at roughly Ł75 a cube your looking at Ł360 just for your concrete. + labour. Ł500 all in i'd reckon.

 

 

why not price a concrete sec garage,just with timber it needs treating
i know they come pretreated but they still need maintaining.
im doin one 20x20 all fitted Ł2700,just got to put a base down
but have had to have planning permission on that size

 

im not too sure on the planning permission front,,, if its not over 1/3rd the size of your garden i dont think you have too!

 

timber would look better in me garden as i have railway sleeprs and other bits already, so hopefully a timber one would fit right in


20x20 is a fair size garage, would love one that big

 

You dont need planning permission, We at home have 3 BIG sheds, all in the rear

I'm just in the process of dismantling part of a commercial workshop. It's made of concrete sections like a domestic garage,but the panels are 8ft high and 2.5ft wide. I'm going to put it on a dwarf wall,so that I end up with a building that's got 10ft headroom (for my vans) and an overall height of just under 4mtrs. Plan size will be 36ft long x 32 ft wide. All this is allowed under 'permitted development' rights. The only proviso is that you don't cover more than 50% of your garden area. Brilliant,eh ??

 

If its over 30m squared internal floor area you will need building regulation concent as well unless you can class it as agricultural

Right,

Assuming that you dont want any cracks later on in the garages life you may want to excavted the ground to put a sub base down for the concrete to sit on, once the ground, and the fill have been compacted, then pouring the concrete with maybe a layer of mesh reinforcement within.

You may want to get a tamped finish on the concrete once it has been poured (looks slightly "ribbed" and maybe trowleed edges too.

Excavate ground under area of garage assuming you want a well built base = 4m x 6m x 0.150dp = 3.6mł, disposal of excavated material, say Ł20/mł = Ł72.00

Concrete 4m x 6m x 0.150 deep = 3.6mł
Conc = Ł79.00/mł x 3.6mł = Ł284.40
Hardcore fill under garage 3.6mł x Ł45/mł = Ł162.00

Formwork (supporting sides of concrete while it "goes off") Ł25 - Ł35

Not sure what a local builder may want for labour, profit etc, they can usually charge pretty much what they want.

You may be ok with the planning, depends what the above link to the planning site says.

Ok ,no worries,

You would be best having a word with a few local builders in your local area of col de essex, make sure they are FMB (Federation of Master Builders) Registered, http://www.fmb.org.uk. Ideally try and get three or four quaotes, and make sure you qualify any gripes they, or ou may have with what you intend to have done, it is only a garage base, but issues still need to be sorted, whatever the size of project.

I always try to get three quotes (makes sure its a quote, not an estimate) on all work I have done.
