Default Pub ownership

Anyone on here trained, and then managed their own pub? If so what do i need to do? Bear in mind i am a store manger and have handled store turnover of up to £90k a week.

Want a new challenge. Anyone able to help? Please.

I haven't, but one of my best mates is the Landlord of my local.

You need :
Unbreakable will
The abilty to smile no matter what
The ability to get wake up, no matter what and be functional from 8am
Have a hellish day, be pissed off to the nines, and still have a laugh with people
To be able to handle huge amounts of stress
People-handling skills of the highest order

He went in to my local 5 years ago, and has transformed it from a total shithole into a well-regarded pub with a really decent food rep. (at least tripled the turnover, 2nd best pub in Lancashire according to something or other). If you'd like to have a chat with him or his missus to see what's involved, I'm pretty sure I could sort that out.

Be aware though, it *completely* rules your life if you go in as a tenant.

if it mean s i can work with me missus as opposed to doing what i am doing now and seeing me missus before she goes to work each night at Asda for one hour then this has to be a better option.

I currently work 7am until around 6:30pm plus 3 hours travelling time

Done it for my Uncle a few years back.
He was on a very good very wage with excellant bonuses to go in and turn shit pubs around, but he had been with the brewery for 20 odd years and in the game for around another 10.

Management where your on a set wage for generally 50 hours over a 7 day week is a god insight, you generally dont have to put in from your pocket but it will still teat your character as youll often work over your paid hours.

Tenancy, costs you to go in, normally you have to buy all moveable objects that are in the pub (tables, chairs, glasses, pictures etc.) along with paying the rent, rates etc but you do get the chance to price your beer, but as Steve said your hours are long (7.30am) till after midnight are often, keeping that smiling face when your in a mood and all that,
Plus some Breweries hike up your rent when the lease is due if your doing well thus forcing you out because your wage will decrease.

I myself have thought about it again, The goods are very good, the minuses are very demoralising.

Its a very strange industry in truth. Its stupid hours, hard work and can be laden with grief, On the flipside you meet and make some very good friends, have a good laugh and can earn a nice living.

If you are looking to get into the industry then i would recommend management first rarther than investing your own money. You will get paid a set wage, normally plus target bonus. It wont be fantastic for your first pub but its an insight.

If you then choose that this is the career for you, i would seriously look at a freehold over a tennancy or leasehold. Quite a scary investment but your morgage is often cheper than the rent would be on tennancy or leasehold. No ties for beer, 100% of fruit machine + pool table takes etc rather than the normal 2 or 3 way splits. Freedom to negiotiate your own beer supply deals etc.

i'd say thats untrue, my uncle owns the pub that the cheshire rsoc meet is at and he was telling me how the turnover was twice as much as it was last feb, his pub is a food pub but you have to have a good reputation to keep customers !

If you go in as manager only first they usualy put you in a shit hole as thats all thats empty as said before can be very hard at first but thats like anything else best to just give it a go

The last 12 years of me life I hav ebeen in retail as a store maneger etc. Used to 60 hours a week plus.

Fancy a change , but dont want to put my standard of living i have now at risk if that makes sense. Donet want a crap pub.

Something like a family orientated pub like a Tom cobliegh would be nice, Thing is, cos i cant pull a pint does that rule me out??

When you first go in, Brewerys will give you a shitter to see how you can handle it, and ether youve got the skills to lift it up and make it an earner.

Not necessarily G... if you're in as a tenant, you can pick a good pub yourself, just got to know what you can make work and what you can't. I've taken part in the 'pub selection' process 3 or 4 times now, and going on what I've seen, you get a gut feeling about whether you can make it work or not. Spend a few nights in there as a customer etc.

And Sludge : no . It takes about 5 pints to learn how to pull it perfectly if you've half an ounce of common sense about you, even a particularly finicky bitter/pump.

And there is a shitload to be said for having the Area Manager on-side. If you can convince them that you're willing to give 110%, rather than just 'run' a place, they'll fall over themselves to help you, as a rule. A helpful AM can make a massive difference.
