You need to determine if it is oil or steam you are seeing, if water/steam it will dissapear almost immediately(on a hot day), if oil, this could be oil getting into exhaust on the exhaust side of the turbo, as it's not burnt(or would be blue), maybe have a look in exhaust next ?, looking for oil.
