Cheers for the advice but in the end I went for a George wet vac
got from a local trade shop(A1 cleaning & hygiene supplies)for £175 with 5ltrs of cleaner B&q wanted £220 so got a bargain and it works a treat

also got some micro fibre cloths for £1.50 each
