plus 10% for waste/cuts

gives you 28.16 M2

So buy 30 M2 and you will be fine.

(ps: you cant really write 3.5ft as an imperial measurement, should be 3'6")

I take it you have thought about this, but if its possible lay it with the skirting removed.

Leave about a 1/4" gap for expansion (about 10mm) and relay skirting.

Theres nothing worse than seeing laminate with those horrid corner edgine strips on the skirting!

Also try and do a 3 stage stagger, to give a bit better detail. This is the mistake most DIYers make buy just laying it in strips.
