How much good would an alarm do? Probably nobody who will hear or care near an industrial unit.....

As you said, some strong bolts + locks to stop people getting in; and some removable/droppable bollards/posts to stop people taking the car - always have one centrally to stop people ram-raiding (although can reverse to avoid damaging radiator - big bar across the shutter and bumper height sorts that one out).
