i think it all depends on what you want

do you want the house to live in for a while?

can you ride out the storm?

is it what you want for the future?

or are you looking to make a few bucks in a few years?

if you are unsure about any of these things, walk away

if it's the right house for you and your family for the next 20 years then go for it
