How big and what did you have done? Last one we did was small but had a full width dormer...it was 22k and we were 7k cheaper than the next builder........
We had stairs upto it, (built in, not pull down things)
and I'd say the room was 8ft x 8ft? (roughly!)
No joists or anything were moved, just instaltion, everything boarded off and painted, as well as a big window that opens from the top and bottom.
