I am a Building Surveyor by day, and one of the main things I deal with is Dilapidations Schedules. I would just add a couple of things:
1) Are you leasing the unit or do you own it? If you are leasing the unit, check on your repairing obligations. If you paint an unpainted floor without llords approval, you may be asked to remove that paint back to the original unpainted finish when your lease expires. (this is unlikely). More likely, you will be expected to pay for it to be repainted on your last day of lease prior to vacation.
2) If you are painting the floor, you need to be sure that the paint you use is a dedicated floor paint system. If you use a non-approved system, and somebody slips, you will end up getting sued! Also, the cheaper paints will break up very easily when exposed to oil and fuel. To be honest the dearer ones will as well eventually, but be mindful that if you buy cheap and do often, this can end up being dearer overall.
