Default Builders regs - loft conversions - help with regs?

I'm looking to do a loft conversion soon but I'm not 100% on the rules and regs...

basically I want to shorten the 2nd bedroom to build a stairway up to the loft (then have a built in wardrobe/cupboard under the stairs)

Access to the loft will be via a door in the hallway that leads to bedroom 2 (so you don't have to go through one bedroom to get to the other)

Anyone know what I MUST have to class it as a room? ie fire doors, stair rail...

Any help appreciated

if i was you mate i,d get in contact with building control at
your local planning department get them to tell you exactly what fire and building regs you need as there the ones who will have to pass it

You have to get permission for any kind of loft conversion where anyone will be inhabiting. Must meet regs

Minefield if you don't follow the regs mate. Of course if you are just converting it for "storage" then you wont need them, but then you can't have a fixed staircase in. If its going to be habitable you'll probably have to reinforce the joists as well.

Hi ...

The most difficult rules to comply with are the Fire Regs ..
Either in connection with the stairwell access (type) or the means of rescue should that be needed.
You may need to strap the joists when/if you fit sides into the new roofspace.
You need to be careful about insulation, too. You can't just pack the rafter spaces with insulation and cover with foiled plasterboard.
Too lengthy to go into here ..

Get some copies of Building regs and Fire regs regarding Loft Conversions.

i had mine done a few years ago, as i havent had it added to the building plans i got away with not doing half what your supposed to do in relation to the fire regs .. basically if you go through proper planning you need to have fire doors on the stair access.. so self clossing doors on the bedroom doors and bathroom, mains powered fire alarms etc etc...

ive had new joists added to the original ones that are now 8inch high by about 4 wide (huge in comparision to the origainl ones).. 3 big velux windows etc etc..

i'll get some pics up, looks wicked but its only for a computer room, den, not being used as a living area as its too cold in the winter and too hot in the summer

my stairs going up to the bedrooms are ranch style (open) so I doubt I can do anything then

I'm having the whole house rewired over the next week or so anyways so mains smoke alarms are being put in

The roof space has already been boarded out and the joists reinforced so its ok for storage at the mo, just seems such a waste of space up there

I'll have a chat with someone local and see what they come up with, cheers for your help people
