Default New flat, previous occupiers debts??

Quick one here, anyone had experiance of this?

Basically me and the Mrs have started moving into our new flat

We got the keys for the post box today and it was stuffed with demand letters from the council, gas, electric & water people!!! Some only a few days old!

Where do we stand regarding amounts owed? They ain't gonna exect us to pay it are they??

NO debt of any kind whatsoever can be passed to you from a previous tenant.

your duty is to inform your utility companys and council of when you took possession of the property. anything prior to that date is not your problem.

Dont even bother opening the mail, just return it to sender. Only stuff you need read is "occupier" addressed stuff.

Return the mail unopened, and write no longer at this address on the envelope. If you have a forwarding address for them, pass it on.

best to sort this out asap as the PROPERTY WILL also be added on the black list!

Not quite true, credit referance agencies record debts held at properties, yes they hold it against people, but debt registered againsts an address will effect your credit score.

Make sure you read every single utility meter in the house as well.

Electricity, gas, and water if it's metered.

You can only be invoiced from your moving in reading......

Been there at least 3 times with crap tenants before I moved in....

Its a pain but easily sorted - even baylifts (sp) are easy to deal with when your not the person they are after

As already said your property can't be black listed - but the people at it can be and that will make it harder getting credit untill sorted.

you will have to show the copy of the deeds to show when you got the property and the bill will be wiped and a new one started fresh

we done this as our flat had a 3k gas bill, yes three thousend pounds and that was 7 years ago !!!!!

your credit score can not legally be damaged by the previous tenants debt. Your address may come up as a linked address to the scum bag but when you inform the credit agency that they no longer live there, they are meant to break the link on your credit file to thiers.

I had a similar issue where my twin brothers credit file was linked to mine because we shared the same home address until 20.

Last year in the house i rented for a while the last tenant had demand letters near enough every day.

The bailiff's called early one morning and tried to enter the house, turn out she had 3k's worth of unpaid council tax, shown the bailiff's the tenancy agreement and rang the other places. Virgin Media, Sky etc and told them she did not live at the address.

Because of her bad credit rating it never had no ill affect on our credit rating.
