Hi just started to build my new garage or workshop as some call it lol and as I really enjoy read other people's builds I thought I would share the build with you lot.
The garage will be 7.1 m x 6.3 m with a dual pitched roof . 5 courses of brickwork the all breeze blocks which will be rendered , dual skin with 100mm insulation ( basically to current building regs for a building just in case I want to change the use or I sell the house at a later date).
Building work will take around 6 to 8 weeks.
I will put all prices up as every thread I've read people are asking how much everything is so I will try and keep it up to date.

Hope you enjoy as I can't wait to get in there lol.

Jeff my builder who I've used before is a one man band who is more than happy to keep himself in work and earn a living wage and keep getting plenty of work instead of charging the earth and never getting no work if you know what I mean. He built my extension and it was faultless so iam more than happy to use him , plus he's a real nice bloke.
Saved a £1100 by just going from travis Perkins to build base for material quotes , piss take really as you would expect them to be a few hundred quid difference but not £1100.
Because the garden is 35m long from front to back iam looking at hiring a concrete pump which is £250 a time and I will need it twice or I got a quote from barramix who mix it and barrow it down the garden so we haven't got to do anything which works out he same as a concrete lorry and pump so choice is mine really it just means less organising.

Log cabin taken down and sold on and tbh got good money back for it. Took 2 days and was moved last Saturday ready for Jeff to start.
He started bringing tools etc and marking out for the dig. Did a little digging and got the basic shape on Wednesday.
Today he dug around 600mm deep on 3 sides for the trench fill foundations and is calling the building inspector out tomorrow to find out how far he's got to go as hes hit terra ferma.

Do you mean a double garage door ?
If so then yes but I don't really like the look of them and I personally want something a bit more secure. If at any point I want to change it I would get good money for a roller door and I would bi fold door the whole opening.

I went with a Hormann insulated door, it was recommended for the extra strength over the width, it does seem to hold the heat in and is very strong but I think it was eye wateringly expensive...something like £3k about 9 years ago. I think it is about 40mm thick

I was meaning that the garage is bigger than a standard double size but with a 4m door you will only ever get 1 car in at a time. Another foot wider and you could get 2 cars in there together. As you have no other access into the garage you will need a door with extra locking mechanisms anyway, like a back up release. Specially if it's automated.

I think you should add a personnel door to the side, saves having to open big door everytime you want to go in.

Recently purchased my first house and had a nice sized garage with a garage within so took out the garage within to make it 1 big space and fitted a 3m electric roller shutter. Just need some decent LED lighting in there now to bring it to life. Have you any ideas for lighting?

yep go with led battern fitting Screwfix do them I've been fitting them in walk in cold rooms & freezers get great light from them

I will post some pics up tomorrow lads sorry just got so much on at the minute but after Saturday I will have 5 mins to myself lol.
Working , trying to organise building materials and looking after the little man time just flies by.
Anyway back to the build , Jeff had dug out 500 mm wide and 600mm deep trench and hit terra so called the building inspector out and he had a poke around the trench and said that he's happy with the land and I've not got to dig any deeper so that's now made the concrete 4.5 cubic metres instead of the 11.34 cubic metres I was expecting from the 900mm deep trench. So cost for concrete have come down to £625 instead of £1200 to £1400. Using a company called barramix who come and mix it in a lorry and barrow it for you all in the cost . They are coming Monday afternoon and 750 blocks and bricks etc will hopefully come Tuesday morning so Jeff can get the foundations up to floor level ready for the next stage which is the floor slab.
So all in all very happy today as I save £700 + .

I was going to put a door in but that means less storage space along a wall and there will only be one car in there the WRC fiesta , the st170 can stay outside lol. Iam a sparky but I build control panels and have been doing that for 20 years so iam planning on mounting a ip65 lockable box with a plug socket and an override switch wired direct to the shutter motor so if I ever lose power I just take a supply from the house so I will always have a way of getting in plus it depends on what roller shuttter door I have as I could have a door mounted in that.
You should be able to drive a car in there and park to one side and easily get another car through the door.
It will be more of a Workshop than a garage really until the cars finished

paul, i love to follow garage building threads as i built two myself for my rs"s, thank you very much for taking the time for posting this, good pics and details mate and you have got off to a great start. if i could suggest also a personal door also, as i know for me it would be a real toss opening the main door all the timekeep up the good work

I have had to use my side door a few times, mainly when there has been a power cut, I can then still manually open the door from the inside. I have a Yale key code entry on the side door so even if I lock myself out I can get in there and use the key safe to get a new house key out. Works really well, the door talks to you and you can set one use only codes if someone has to have access.

Even if you plan not to have a side door, get the builder to add the lintel and block it so you can add one later if you feel you need it. Saves cost now and later. I found that upvc with big windows gave a lot of free light, I also added non opening windows to give light but security.

I will talk to plannng about adding a side door and if they allow it I will add one , if I have to resubmit full planning again then I will find another solution maybe like having a door in the roller shutter.
I will be using all led lights or down lighters so will cost next to nothing to run. Anything electrical I will be getting at trade or free as I will tax what I can from work lol.
Went and placed the order for the building materials and I've only ordered 700 fibrolite blocks which were around £400 more than a dense block for the 1450 I will order in total but they only weigh 7.1 kg each instead of the 19kg for a dense block and they are a nicer finish. I also changed the brick so they try and match the house a bit better as for me I don't like to see a new brick used that's totally different and stands out like a sore thumb, they also cost a little extra , so paid the bill £3400 odd quid and walked out and on the way home I thought that was steep as I've only ordered 700 blocks and when I got home I looked at the original quote and there it was they have ordered me 35 rolls of dpm lol so a quick call and they owe me £1400 odd quid back which the bloke spotted straight away on the quote and refunded me .
Materials should be here Tuesday/Wednesday.

You can see the size of the internal space which will be a great for me

There are just so many variants thats what makes it a hard decision. Once purchased and up you are kinda stuck with what you have so would like to make the right choice before i purchase.

Update

Been a bit slow as Monday was concrete foundation day and I got a phone call at 10.30 saying his chain had broken on his mixer on his truck so he wouldn't be able to come , so rearranged For him to come this morning at 9.30 which he did and was spot on , I needed 4.5 cu.m working it out but ended up being 5.2 cu.m but he only charged me another £50 so all in including barrowing down the garden was £675. All bricks red and blue , insulation slabs , 700 fibrolite blocks , 2 ton of yellow sand , 50 bags of cement , dpm , dpc , building ties etc etc , out standing is the steel mesh for the floor slab , a few packs of insulation and 1 ton of sand which should come tomorrow.

what are you doing with all of the grass and is the access down the side of your house

The boarder on the right as your looking at it from the front will be made smaller and the drive will continue from up the side of the house . ATM the drive is block paved so may tarmac it so the little one can play on his bike etc. The grass will go back somewhere just don't know how big etc and where. The garden will be landscaped and maybe some walls built etc to modernise it.

Have you got the little plastic stands for the rebar mesh for the floor, building inspector told me if he seen the mesh supported with bricks etc he would make me take them out. The best part was he told me it had to be a certain thickness mesh, but said I didn't have to fit any if I didn't want to. The mesh he said had to be 12mm thickness in diameter. These were £50 a sheet! I said if I don't have to put any in surely I could put 10mm thick mesh in ( only £18 a sheet ) He agreed so I put the 10mm stuff in.

Only a little one as Doris has well and truly fucked the week up lol. Got X1 course of breeze blocks on top of the footings on both internal and external walls. He then got x2 blue courses up on the outer wall and put another course of breeze blocks on the internal wall. As there was a load of hardcore down from the base of the shed Jeff thought the floor level was ok and we was having a slight incline in front of the door to stop water puddling and running under the door when it rains hard like it does at my work place. When looking at the floor level it was around a foot off the grass as a breeze block is x3 courses of bricks which was to high and so I made him take the internal wall down and replace with x2 courses of bricks which is where we stand today ,we used the red facing bricks as we had a pallet full and will order a 100 more, I gave him a hand cleaning the breeze blocks off so he can't moan , which to be fair he said I've got to live with it so it my choice he will do what I want.
I made the tea and bacon snarnies and he got the x2 courses layed yesterday in all sorts of weathers.
Floor level now is a lot better and the garden will be sorted so no problems.

Jeff levelling off tomorrow and blinding with sand and putting Dpm down ready for building inspector . Concrete will be coming on Tuesday 1 pm for flooring and will have fibres mixed in to stop cracking etc. Iam using barramix again as it's saving me around £350 a time in pumps.

Had a quote for a door , fully insulated and fitted was around the 3k Mark which is expensive so I need to shop around . If not it will have a industrial door fitted

Looking good soon be above ground level which is a winner when you are dealing with the weather this time of year. my two single section doors were about 3 grand each fitted 5 years ago 1/7th of the build, dam expensive.
i would of liked a roller door as they disappear but they dont do paneled and i found they looked to industrial on a domestic dwelling, the doors now do really look good.as the cars are always in the garage having the door parked above is no problem,if it was a workshop it might be a pain then you could always close the door, roller doors can give their own troubles.

i have had 5 doors now from autoroll in newcastle.

absolutely spot on. had powder coated steel doors and just fitted a thermoroll aluminium one to my own garage. my opening is 3 metres wide and 2.3m high.

its finished in rosewood and fully automatic. door cost me £800 and fitted it myself. its the fully boxed in version. was a doddle. if you want more pics let me know.

my pal just ordered 2 white doors from them. his openings are 7ft wide 7ft high. both his thermal doors were £1200 delivered.

the walk through door came from a company online called just doors and its composite. fancy locks and barrels and in rosewood. service was brilliant and it cost £475 delivered.

Update

Totally pissed it down all day yesterday and Jeff was running well behind as the concrete was coming at 8 this morning. So I came home from work and said I would build the 6.2 metre tamper bar as I could not hire one for love nor money, I must of phoned every hire company in Derby on Saturday with no luck.
Jeff was getting the ground floor level for blinding with sand and that's where the night ended.
Building inspector was happy with everything but came in the morning when we asked for a afternoon visit.
So I was up this morning at 6 and Jeff turned up at 6.30 and we got the dpm down , 6 sheets of 8mm rebar down and fitted 100 meshmen castles spacers to lift the mesh 50mm up from dpm level. We also had to fit the shuttering to front of the garage which went ok, so we got done for 7.45 and waited until 8.30 for the concrete man to say he's running behind and said he would be there in 30 mins .
9.30 came and they started to barrow them down the garden and we originally worked out 5.5 cu.m but ended up being nearly 7 cu.m as there was one barrow spare and we cleaned his truck clean lol. Decent bloke as he only charged me another £100 so all in it was £800 .
We tampered the floor and it worked very well and as I wanted it the best we could by hand I hired a easy float and got it spot on. Then only for it to batter it down for an hour when the weather said there would be none ( fucking typical )so its got the weathered look now , still not a bad finished thou . I think I will put some plastic over it as the weather has given good tomoz but shit for the rest of the week. Jeff said he will get the corners up tomoz but iam not holding my breath as the weather will be on and off but it's his choice lol.

So can see dpm , meshmen castles and the steels ready for the concrete





Concrete slab layed after 2.5 hours , I also added concrete fibres to mix to stop cracking and shrinkage on the slab only cost around £50 more

Update

Well the weather has been such a pain in the arse , one minute sunny the next pissing it down.
The slab looks pretty decent and only has a slight dusting so should brush off. It will be tiled or painted just not decided yet as that's along time away.
Jeff came on Wednesday and build the corners up in between the rain.
He only got 2 corners done and the third started but it getting there.







And today it rained all morning until after dinner so Jeff thought he would do a couple of hours and as you can see front corner built up and rear wall getting there
