Default New double garage extension build

Going to be an ongoing project for me, basically bought our bungalow in May last year and wasted no time in submitting a planning application for a new double garage extension. The new garage dimensions will be 6.2m wide and 5.9m deep. (20ft 4" x 19ft 4") Garage will be double skinned and insulated, insulated 14.5ft automated sectional door with double glazing to match existing doors on the development. Also have composite rear door and a window.
also got permission to install velux window as in the future i would like to put another ensuit bedroom up there in the new space. once the garage is done i will be submitting a change of use application of the old garage, this will be to create a new dining room and have access to a new bedroom above the new garage.

The idea was to start the project around October/November time after building consent was given in September.
Also consent was needed off the highways agency as i need to drop 9 kerbs to gain access to the new garage. There will be a small gradient going into the garage.

There was a few small jobs to do first and the really bad weather delayed things a little so gave me an opportunity to sort them out.

One of the first jobs was to create another gateway to gain access to the rear of the property, got this gate given So fitted it on the opposite side of bungalow.



Also the combi boiler was situated in the existing garage and the flue was venting out of the gable end where the new garage will be built. Anyway the boiler packed in and gave up the ghost so the perfect opportunity arose to relocate it to the other end of property where the 2 bathrooms are.
It took ages to get the hot water to the bathrooms and was never really boiling hot as it travelled a long distance. So got a new higher powered boiler fitted in the loft directly above where the 2 bathrooms are. Result, instant hot water and not using a fraction of water (on a meter)

So eventually a break in the weather this week 10th Feb i decided it was time to start the project. Firstly the site would have to be cleared away and wall removed. Approximately about 100 tonne of rubble to be removed.

So with area cleared time to dig the founds out. Had to locate the original founds of bungalow first, 3 courses of engineered bricks and 4 courses of blocks we found the foundations, they were nearly 2ft deep !!!!!!

Became quite apparent these were going to be substantial diggings going on. Ended up in total going down 7ft to find solid ground.
Not only that we had to go through a massive slate deposit and huge chunks of slate.

So at 14:30 digging stopped and i made a call to the building control inspector, he arrives at 15:00 and passes them off. I make a quick call to the local village concrete suppliers and an hour later at 4pm it looked like this, poured directly in to the desired height. Founds ended up 2ft deep as the same as the bungalow.

So thats it for time being as my brickie friend will start building in a couple of weeks time. I will be helping out as much as i can and hopefully once the facing bricks and blockwork is done i can bash on with it in my own time.

Will keep an eye on this mate love the size of your garden I'm well jealous lol. Also the boiler pipe work looks pretty neat.

I've only got a 14'x8' garage just now and I'm planning on flattening it in the future to build a bigger double garage but unfortunately I don't have quite as big a garden as you lol.

Been getting all materials delivered to site this week in prep for builder starting next weekend, had 2 decorative corner stones hand casted to match original ones. Had to do the radon checks as well. Bought other odds and sods this weekend, such as 2.5mm twin and earth cable, on offer 100 metres of cable from screwfix only Ł37.

Managed to get the cavity filled in yesterday, 2.5 ton of concrete delivered and me and my old man put it in with a couple of buckets by hand

So had some progress this week, we are now up to wall plate height, attic trusses are designed and getting ordered on Monday after a quick visit from the wood yard to check sizes.

The 4.8 mtr catnic CX90 extra heavy duty lintel was a heavy thing to lift up. Beast of a thing. The blocks on the front were just to counter balance the weight of the blocks on the back.

Ive tried to keep costs down but things are so expensive to buy now.
I have no doubt it could have been done cheaper, doors etc.

So hopefully get the attic trusses delivered this week.
The one fitted to the gable end was just the test sample. The ones coming are a lot more substantial attic ones.

That's not the actual trusses getting made, previous post states it was a sample to check the sizes before making the propper ones.

Great build , but I would be tempted to run 3 rsj from outside wall mounted into original house wall that way you could have full height use in the garage and maybe a ramp
It's just a waste of a good space , keep up the good work

The plan is to have another ensuite bedroom up there, convert the original single garage into a dining room with a spiral staircase going up into the new living space.
