can anyone tell me how to cost an extension to my house.

when you get a figure, double it and that 'll be about right

Nelly where did you here that crap! The price we quote IS the price you pay unless YOU add to the work not quoted for IE not indicated on the drawing.

As a ball park, we charge(in the recession) Ł750 per m2 plus VAT. Obviously you cannot give a full price without detailed drawings and a site inspection.

I agree with doubling what you thought.

You never know what problems are underground.. I had a storm drain that ran exactly where the footings were going for the side extension. I had to have pad stones and rsj's put in underground etc, and building inspector wanted footings approx 7ft deep. It put another 7K on the build straight away.

Best get some drawings done and get some quotes.

Oh yeah just for info.. My extension which went out 2 Meters at side, then ran length of house which is about 20 Metres then went round the back about 3 Metres and across by 8 Metres came to about 37K. That included a cheapish kitchen and bathroom.

its not really crap but its nothing to do with the builders ( usually ) how many BIG jobs have you done where they actually stick to the said quote

on a side note lee do you price extentions per m2???

i have been in the game for years and have been self employed for 9 years and i'm afraid more often than not the cost ALWAYS increases, if i quote a job over the top to cover any mishaps then the cheaper man gets the job, if i go in cheap to get the job and things crop up then either i work for sod all or pass the cost on..usually the reason for price increases are down to good old building control, who seem to make up the rules as they go along...
ok maybe doubling the price isnt neccessary but certainly have a few more quid in the bank incase

Yes mate always price per m2, but obviously take into consideration anything on the drawing that might need to be priced aditionally to that, but the price per m2 is the usually ball park i work from.

My apollogies Nelly, i read your reply like a dig at builders ripping people off!
